From June 1st till September 12th is our Summer Period. We only do weekly rentals Starting from Saturday to Saturday in the Summer. Please only make reservation requests for Saturday to Saturday. If its less than 10 days before the requested arrival date and we still have dates open we will entertain stays of less than one week. In this case please inquire and we will be happy to get right back to you. Before or after summer period we are open to shorter stays. -------------------------------------------------------------- The Island cottage is on Grant Island which sits nicely in South West bay of Brantingham Lake. Brantingham Lake has a 15 mile circumference and is located 45 minutes north of Utica via rt 12. Located 2 hrs from Albany and 4.5 from New York City. (see MAPS AND LOCATION tab to find out how far we are from you) Grant Island is a perfect spot for your vacation if you own dogs. While on the island they are free to run and play all day instead of being leashed up. They will thank you for the week of freedom. Included in the rental at no extra charge is a 25 hp 18 ft pontoon boat. ( see images ) Your free to use it for recreation as well as travel to and from the mainland shore where your cars are parked. Your welcome to bring your own boats and watercrafts! There is room to dock them. On weekends the lake is lively with plenty of boating and water sports and on weekdays it is usually very quiet and peaceful. The island is approximately 2 acres and has 2 cottages. The other cottage is for management. We are there to help you with anything and to answer any questions you may have but we give you your privacy. The Island is about 2000 ft from the shore where you are parked. So its close enough to get on and off the Island quickly but far enought to have privacy and solitude. The Island Rental Cottage is a 4 bedroom semi private cottage sleeping up to 8 (see pricing) which comes fully equipped with all amenities. The Island receives Cable, Internet and Electricity. Stove, Microwave, Silverware, China, Pots, Pans, Coffee maker, Large sink A 38" Flat screen TV, CD, DVD, VCR, keep you occupied if you choose. There is High Speed Wifi so you can stay connected to work and life. Bed arrangement consist of the following: Bedroom 1 - Queen bed, Bedroom 2 - Double bed, Bedroom 3 - Double Bed, Bedroom 4 - 2 single beds. Living room has a pull out futon. You can bring your own linens or They can be supplied for you for a small fee. Outside there is an accent lit walkway to the lake area. There is a picnic table, large BBQ grill, lounge chairs and hammock to relax in. Water area has a breakwall boarder in about 1 1/2 ft of water with a dock. At the end of the dock the water is about 5 ft deep. Management has three small dogs on the island whose pictures are on the site. All are very friendly and lovable but if you prefer not to see them we do our best to keep them away. They usually will only make occasional appearances. There is plenty of room for parking on the mainland. you can park upto 3 vehicles for the Island cottage and 2 for the A frame cottage. These cottages are located in the Adirondack park about 45 minutes north of Utica NY. TO DO: Canoe, Paddle Boat, Kayak are free to use. There is great fishing on the lake. Large mouth Bass, Pickerel, Bullhead, Whitefish and much more, so bring your poles. Some of the best fishing in the lake is right off the Dock. You don't even have to go out in a boat.There are hundreds of miles of Bike and ATV trails on the mainland so if you like riding you can bring your 4 wheelers, Snowmobiles or mountain bikes. In the winter time people come to the area just for the trails. There are 4 restaurants within 1mile of your parking area to eat at and plenty of busy bars to go to at night which on weekends usually host live bands. For Golf enthusiasts Brantingham is host to a wonderful 18 hole full size golf course less than two miles from where your parked. Grab your clubs and spend an afternoon relaxing on the greens. Located just 6 miles away is an old fashioned DRIVE INN MOVIE THEATER. All the latest movies are played Thursday - Sunday and you can listen on your car radio. An old fashioned concession stand is there as well for popcorn and snacks. Only friendly and non aggressive dogs are allowed. Management has 3 other small breeds whom are friendly and non aggressive.

The lake house sits just feet off of the lake nestled amid woods with 110 feet of water frontage, situated in a protected cove, on beautiful Brantingham Lake. Facing west/north west this property boasts one of the best sunsets on Brantingham Lake. Both the kitchen and family room have large windows overlooking the lake. The original portion of the camp has a beautiful stone fireplace. The kitchen has plenty of counter space and is equipped with two ovens, a microwave oven, and all cooking and eating utensils. The original portion of the camp has two bedrooms. One of these bedrooms has two sets of bunk beds and the second has a queen bed. The third bedroom, located upstairs in the new addition has a queen bed and full bed and a full bath. This bedroom has a door that opens onto the deck overlooking the lake. If you love outdoor activities like swimming, kayaking, hiking, biking, and golf, this vacation rental is for you. You will have a private dock, swimming area, two kayaks, a canoe, and a blow-up boat. This house is only 1 1/2 miles from Brantingham Golf Course – a well maintained, reasonably priced 18 hole course. Brantingham Lake is underground-spring fed - it's water is reknown for its high quality. The Brantingham community organization monitors and maintains these high standards of excellence. There are many local, well-maintained, hiking, mountain biking, horseback riding, ATV trails. Reference materials for day hikes, canoeing excursions, and other outings are also provided. Bring your fishing gear! There is great fishing in Brantingham Lake and local streams; both indigenous and stocked varieties. Smallmouth, largemouth, and rock bass, lake trout, brown trout, bullhead, pickerel, walleye, and yellow perch thrive in these waters. (Fishing in NY requires a license.) If you are too tired to cook after a full day on the lake, there are several Brantingham eateries/pubs that will satisfy your hunger. SNOWMOBILERS WELCOME!! Maximum Occupancy per night from 12/1 - 4/1 is 6-7 people, dependent on ratio of adults to kids. Check with owner. CLEANING UPDATE: Since the start of the COVID-19 pandemic, we have enhanced our cleaning processes, have regularly disinfected high touch areas and have removed all blankets/comforters from the camp until further notice, therefore you will need to bring your own blankets/comforters and linens. Please inquire prior to selecting "Book it now" or "request to book" buttons and owner will advise. PINE CONE POINT is a completely renovated camp located in the Adirondack Park on beautiful Brantingham Lake. Built in 1897 as one of the original Adirondack camps on the lake, Pine Cone Point has been renovated in the Adirondack style with knotty pine interior and peeled log supports. A stone wood burning fireplace in the living room and Adirondack décor complete that feeling you’re looking for on your North country vacation. The camp is fully insulated and heated. The first floor has a large kitchen with vaulted ceiling, refrigerator, stove, dishwasher, microwave, toaster oven, coffee maker, pots and pans, dishes and silverware and just about anything you can think you would find in a well-equipped kitchen. Additionally, on the first floor there is a large living room and dining area. The living room has cable TV, DVD player, and a small library of movies on DVD. The living room leads to a 300 square foot screened porch via three sets of glass French doors which offer a beautiful view of the lakefront. The screened porch has plenty of furniture for lounging and playing games and also a second dining area to seat your entire group. The second floor has a sleeping loft and two bedrooms. The sleeping loft has a double bed and a bunk bed. The first bedroom has a queen bed and the second bedroom has one double bed as well as one single bed. The updated bathroom is located on the second floor and has a glass shower stall with sink/vanity and medicine cabinet. There is a two-person hammock and outdoor fire pit lakeside. Pine Cone Point has 180 feet of private water frontage and two docks. The first dock has a beautiful view of the lake while the second dock faces the bay and is a great location for docking your boat. There is a large shallow swimming area (1 - 2 feet) which graduates to deeper water with a floating swim raft. We supply a canoe and kayaks for renter’s usage. Additionally, there is a gas grill, picnic table and best of all NO STAIRS leading down to the waters edge which makes it ideal for the elderly and young children in your party. The area is filled with wildlife including deer, ducks, loons, raccoon, chipmunks, squirrels and even the occasional moose, eagle or black bear can be seen. Great hiking and horse trails nearby along Otter Creek and the lake is stocked with Bass, pan fish and both Brown and Rainbow Trout. Perfect lake for water skiers, tubing and kayaking. Plenty of parking and the boat launch is less than a minute away. Great restaurants and an historic 18 hole golf course less than a mile away. There is an old time Drive in theater which still operates throughout the summer 5 minutes away and Snow Ridge Ski Resort is only 10 minutes away. (UPDATE: November 2019- we have a renter reserved for the 2019 winter season) The camp has a large master bedroom with a fairly new king size bed and two small bedrooms. One with a brand new queen and one with a full bed. There is one central bathroom with a shower. The main living area is open concept, and the living room opens to a well equipped kitchen and dining area. Off of this living area is an additional living room that also has a bunk bed (full on bottom and twin on top) as well as a recliner couch and a futon. With an air mattress (not included) it comfortably sleeps 5-6 kids (one on the couch, 1 on the futon, 2-3 in bunks, and 1 on an air mattress, etc.) At camp level, there is a large fire pit area, grilling area, decent sized yard, and two decks (one in front of camp, the other over-looking the beach at the top of the stairs.) The stairs lead you to a landing where you can access the top of the boathouse, which includes a large deck and "social room" with a bar, and possible additional sleeping area. There is also a pull-out couch. The lake level includes a large sandy beach, 2nd fire pit, two docks, and the boathouse. The property faces northwest and gets FULL AFTERNOON SUN (a substantial benefit that is most often over-looked.) The wood stairs are recently built and level, but potential renters need to understand that going up & down stairs is required to get to the boathouse and beach levels. This property has excellent swimming. It's about 18" deep at the break wall and gradually gets deeper. It's about 5' deep at the end of the dock, perfect for jumping off the dock. The lake floor is sandy until about 5-6' deep and then it's a lot of pine needles. There's a big wooden float/dock out about 25 feet from shore- it belongs to our neighbors and IS NOT ours, so please don't use it. There is cable TV in the main living room, and a second TV with DVD player (no cable) in the 2nd living room. There is also high speed wifi internet & the password is taped to the refrigerator. There is baseboard heat, but it shouldn't be necessary during summer rental months. There's no AC, but it rarely gets very hot in the camp as there's screened windows you can open on three sides (it typically gets nice and cool at night, even in summer.) A few random talking points: - Multi-week rentals can be discounted, please contact me for details. - Linens are not provided. - The garage is locked and off limits as it is used for owner storage. We have close friends as neighbors and they will have access as they have some things in there as well. (THIS DOESN'T APPLY TO WINTER SEASON RENTERS - the 3 car garage/barn will be open for the winter season for sled storage) - Please don't allow boarding, climbing on, or otherwise fiddling with the barge in the boathouse. - There is a 3 hour window between renters. The camp absolutely must be left as clean or cleaner than it was upon your arrival. We simply don't have the time to do everything required between renters and clean up a messy camp. There are cleaners available locally, we can help arrange or point you in the right direction if interested in a cleaning service (usually $60-75.) The camp still needs to be left neat and empty for them to clean. 2020 Rates: Saturday-Saturday. July 4th week: June 27th - July 5th. $2450/week (8 day stay) - no nightly rate July 11- Labor Day: $1900 week, no nightly rate (7 day stay) These rates do not include VRBO fees, refundable damage deposits or damage protection policies (we require one of the two) A well was drilled in late 2018 allowing for four season use. We will not rent by the week in the winter, and will only rent the full season (Jan 1st - March 31st) to one party. Owner will have propane full (there is a propane wall heater as well as electric baseboard) and pay cable/phone/wifi. Renter will pay electric and any additional propane beyond 250 gallons as well as plowing and trash removal (optional.) Garage will be available for sled storage (approx 4 sleds... maybe 3... maybe 5?) I've set it to rent here with a $100 nightly rate and 80 day minimum. Don't do that. Let's discuss the specifics and I will send you a custom reservation for approval. Since this is the first winter rental season it will only be $6,500 for the entire season.

**GREAT FOR ATVING, SNOWMOBILING, HIKING or RELAXING in the Beautiful Adirondack Mountains- Leave right from the driveway and ride for hours Brand new well equipped home located right on the Lewis County trail system. Lots of nearby lakes and rivers as well as some beautiful waterfalls. There is a new gas grill for barbecuing and a picnic table to sit outside and enjoy the fresh air. Nearby there is a lake or head to the waterfall for some tubing down by Otter Creek. Maybe you want to play in the mud on the ATV trails, no problem head out the driveway and ride for miles. Beautiful clean water. Our cabin has it's own dock with 92 feet of private shoreline. It comes with a paddleboat for you to enjoy on the lake. It also has access to a community beach with a floating dock for swimmers. Pleasant Lake DOES NOT ALLOW motorized boats of any kind. No jet-skis either. (If you enjoy a bigger lake that allows motorized boats, look for Brantingham Lake in your search). The cabin will comfortably sleep 6, with extra sleeping room for kids in the loft. Perfect for families. Large outdoor picnic area and fire pit. It meets your basic needs: clean bed, indoor plumbing, shower, kitchen. It's not fancy, but it is ideal for those who love the outdoors! What You Will Need To Bring: All bed linens and pillows Towels for bathing and swimming All toiletries (shower items, etc) All food and drinks Charcoal for grilling (if desired) Firewood Paper plates and cups Beach/sand toys and water toys Fishing poles and bait Mobile phone, tablet What To Leave Home: Pets (no pets allowed) Motor boats and jet-skis (not allowed on Pleasant Lake) Large electrical appliances (plug-in griddles, electric fry pans, etc. are not allowed.) Even when temps soar in Syracuse, it's usually about 10 degrees cooler up here in the woods. You are encouraged to open the windows. No dishwasher or sink disposal. Make it easy on yourself and use paper plates, then burn them to start your campfire each night. No maid. The cabin is not a hotel. This is the most reasonably priced rental in the area. To keep it that way, we ask that you leave the cabin just the way you found it. Bag all trash, empty refrigerator, sweep the floors and tidy up.

An open floor plan makes this cozy cabin spacious and welcoming for all, a large bedroom with bath has a queen bed and separate entrance. The main floor plan has an open loft with 4 single beds (2 regular and a set of bunk beds), and the living room futon folds down for another queen bed. Full bath off the living room, kitchen with all the appliances needed, dishes and cleaning supplies. Living room has a large 54" screen TV, WiFi included for all your mobile needs. Outdoor fire pit, wood, lawn chairs and a picnic table are all provided. A wood stove ads to all the warmth and comfort to complete the package (wood is provided). All linens and towels are included. Fully enclosed glass porch for extra gear and hosts as the "smoking room". We even have a full rack of brochures from the chamber of commerce for all the places you might want to visit. Snowmobile riders - we even have maps available, a large semi circular driveway for trucks and trailers. During the spring, summer and fall months there is an outdoor gas grill for cooking, a large fire pit and campfire chairs, scrap wood is plentiful for sitting around the campfire with friends. We are pet friendly for a pet fee.

Farmers's markets provide fresh homegrown vegetables and crafts. It's location, at the edge of the Adirondack Park, is great and in close proximity to a wide range of activities. Local Recreation & Attractions: (Less than 30 Min) Thirsty? Wet your whistle at the Craft Brewery “Barkeater” in downtown Lowville, the Flat Rock Inn or the Tug Hill Winery in W. Lowville. This very large cabin is down a dead end road, its secluded. Open year around, even though it is plowed it does require a 4 wheel drive to access in the winter. It is a completely open floor plan , bathroom with shower. Sleeps 4 on main level and 6 on loft, completely furnished with dishes, cleaning supplies, towels and linens. small outdoor grill. View & public access to the beautiful Independence River. This is a great family camp, ideal for large groups, and outdoor adventures. Large flat screen TV with DVD player and hundreds of movies. Large kitchen table with plenty of room in the kitchen for eating and game night. It does have a large moose head on the wall (please don't touch it), it is real and was recorded the largest moose in Massachusetts at the time of capture. It is part of this camps charming decor. All of the hand painted artwork is by the owner and adds to the rustic look and atmosphere. Natural wildlife can be seen all year around. the deer are used to people and don't always run, but will not approach you either. A short stroll through the woods to the Independence River located across the road is something you should experience, in the warmer months the sound of the river can be heard with the windows open, tranquility at its best. This is a great cabin you won't want to miss out on. The exterior and interior of the camp was completed by the owner and most of the wood used came directly from this property. A fire pit, wood, lawn chairs and a picnic table are all included. This camp access in the winter is 4 wheel drive only! And there is no room from trailers to turn around. However trailers can park at my other rental property for use will recreational vehicles. There is a pellet stove for heat source you will need to fill to stay warm during your stay.

Forest Pond Cottage is located in the Adirondack Park in Northern New York. Pets are welcome for a small fee per stay/per pet. Access to snowmobile & ATV trails are right from the cottage. It is situated on the edge of a seven acre beaver pond and surrounded by 115 acres of beautiful forest. The cottage is the only dwelling at the end of a town road which allows for easy year-round access yet ensures privacy. With every season there is a whole new variety of outdoor activities to enjoy. THE COTTAGE The cottage is an oasis from everyday living with all the comforts of home to recreate from within. There are endless trails for hikers, bikers, cross country skiing, ATVs and snowmobiles. Lakes, streams, rivers, mountains and thousands of acres of State land that is yours to enjoy. We have had everything there from weddings, honeymoons, anniversaries, family reunions to private getaways. It's a great place for individuals to share time & space with loved ones. The owners live only two miles up Number Four Rd; close enough to always be available if & when needed. INDOOR AMENITIES All linens for bed, bath & kitchen are provided as well as a fully equipped kitchen. Just some of the amenities include: Fully equipped kitchen with full size refrigerator,full size gas stove, microwave, coffee pot, all kitchenware and cookware, crockpot, blender, toaster, spices, table and chairs in kitchen. One bathroom with all linens, shower stall, toilet, sink & very clean. Living Room features gas heating stove, 3 recliners, an Ethan Allen couch that folds out to a queen size bed, very nice mattress pad in living room closet for fold out mattress (again, all linens provided & very nice). TV, VCR, DVD, DISH satellite, BOSE music system, variety of DVD movies & VHS tapes, games, cards, round table to seat minimum of 4. Enclosed, screened porch the length of the cottage to enjoy your morning coffee and the wild life as you look out onto the pond. There are tables, chairs & a swing chair for your relaxation. Just down the stairs from the porch is the patio. Nice outdoor furnishings provided. Upstairs features a queen bed as well as two twin beds in one large room. The linens are very nice and the beds very comfortable. Air conditioning. Off from the bedroom is the balcony. If there is a 'little one' staying, there is a crib that can be provided as well as a high chair. OUTDOOR AMENITIES There is a canoe to use on the pond, picnic table & outdoor furniture. Life preservers are there also for canoe ventures. A newly built deck has been added to the pond. A bonfire site for stargazing at night is always fun. There is an outdoor grill for BBQ.

This cabin is situated privately on 50 acres of pine woods, nestled in the foothills of the Adirondacks. This small cabin is great for individuals and families looking for an affordable way to enjoy the quiet Adirondack experience. Like the larger cabin on the opposite end of the property, Pine Marten is back-to-nature with a hot rainwater shower and sink. Solar powered lighting is provided for the inside of the cabin, as well as oil lamps. The shower is located in a building a few yards down the hill from the cabin. There is an outhouse behind the cabin. It is rustic but very clean and neat. We use sand and lime to maintain it. A propane cook stove and an outdoor propane grill are available for your use. A metal fireplace is outside on the large patio for your enjoyment. There are many lakes a short drive away for swimming, kayaking, canoeing and fishing. This hand built cabin is situated privately on 50 acres of pine woods in the Adirondack foothills. The cabin features a hot rainwater shower and sink; solar electricity for the lights, and a wood-burning stove. You'll find a propane cook stove inside and a barbecue grill (propane) outside. Named Mountain Laurel, the cabin is situated at the top of a hill, with beautiful shade trees, cool breezes and a great view of the pine woods. It features a queen size bed in the main living area and a full size bed in the loft. A dining area is on the main floor along with a wood burning stove with a screen that can function as a fireplace. Experience cool breezes all summer long on the full-size porch. The catwalk off the loft leads you to a balcony with a beautiful ten-mile view. The shower room is located under the cabin on ground floor level. A very neat and clean "glorified" outhouse is located in a separate building a few yards from the cabin.
